"Cliff Construction was hired to replace a bulkhead. While old, the previous bulkhead was secure, and I never had water in my basement. After Cliff replaced the bulkhead, I regularly had water pouring from the lid of the bulkhead and the walls of the bulkhead down the steps into my basement. I hired a company to seal the walls of the bulkhead which lessened the problem, but did not solve it. I had to build a "shed" over the bulkhead, and cover it with a tarp, to make the bulkhead water tight. I had numerous conversations with people about how to solve the problem, and years passed without resolution. Today, a former contractor has taken my house apart, listing 6 reasons the bulkhead leaked. #1, no sealant on the outside of the cinder block construction, allowing water to permeate. #2, no flashing to redirect water off the bulkhead, allowing water to permeate. #3, side of house not properly sealed with plywood at junction of bulkhead and house, allowing water and squirrels into the dropped ceiling of the basement. #4, no pressure treated lumber sealing top of open cinder blocks, allowing rain to permeate. #5, bulkhead cover never properly installed flush to house, leaving gaping holes around perimeter, allowing water to permeate. #6, ground around bulkhead never properly replaced, creating sinking and the pooling of water, and allowing water to permeate. As a result of this outrageously shoddy workmanship and professionalism, another contractor has been hired, at much expense and labor, to completely rebuild the bulkhead and repair the damage to the house because of years of water deterioration. ..." more...
